Pricing - Property Management in Provincetown
We’d like to offer fair and competitive pricing for Provincetown Property Management services. We aim to come in at the lower end of what these services would typically cost in Provincetown. As a new company we might miss the mark occasionally and offer a quote that’s too high (or too low), and if that happens, let us know and we’ll adjust our quote accordingly.
2026 Rates
Valid until May 1, 2027
The following are rates that seem to make sense based on our last winter’s work. We might lower them if they turn out to be too high but we won’t raise them this year.
If you are our client in 2026, these rates will remain valid until May 1, 2027. For everyone else, we might raise them sometime next winter.

Hourly Rate
This is our base rate.
If we need to do anything extra or out of the scope of our agreement – such as cleaning an exceptionally messy area left by a guest or fix a broken wall or help you moving a couch, this is the rate we’d charge in addition to our regular work.

Per Visit
This is our base rate for one visit. Some visits will be combined with others or be free of charge as described below.
A typical visit includes about 25-30 min of being on the property. If we add about 15 min of travel time, it comes out to being $50/40 min – or $75/hour. If the visit is much longer than 30 min, we’d start charging by the hour.

Emergency Rate
Emergency is anything that needs to be addressed right away – an immediate health/safety risk, significant ongoing damage, threatened habitability, or anything else you say needs to be done immediately.
After-hour calls beetween 6pm and 8am are also included here.

Contractor Coordination
We source quotes, schedule meetings, manage communications, provide access, document progress with photos, and offer reasonable on-site supervision to check for obvious issues and ensure work is moving forward as expected. We keep you updated with photos throughout the process.
Our pay is 25% of what the contractor charges. We are not additionally paid per visit or per hour.

Trash Service
$40 to bring trash and recycling bins curbside in Provincetown the night before the pickup (usually 5pm or later) and return them the next day (usually before 10am).
Includes up to 4 bins – if you have more bins more than that, we add an additional $1 per bin (e.g. if you have 10 bins total, it’d be $46 per week).
If the property is in North Truro / Truro, we’d add another $5 / $10 to the total.

Other Work
Most of the work we do is quoted in advance based on the specifics of the job – such as:
- Cleaning
- Landscaping
- Hot Tub / Pool Maintanene
- Painting

Combining Visits
If a visit is short enough, we won’t charge you for it. We might combine two or three such visits into one.
Examples from this winter – visits that were considered “one visit”:
- One visit before the cold front came in (raising the temperature) and one after (lowering it).
- One visit before the storm to prep, one after to check for damage and one after the power came back after the outage to check the heat is working again.
- One to make sure the heat works after the power outage and one to come back later to throw away the melted ice from the freezer and wash the tray.
Free Visits
The following visits are free:
- The first (introductory) visit. That’s when we usually first meet or talk on FaceTime to get to know the property.
- If we make a mistake or an oversight and need to correct it
- If it’s a follow up visit to make sure the issue is resolved (we had a stopped leak that needed another visit a few hours later to verify it actually stopped).
- You ask us to do something soon after we send you a report. Usually we’ll be at the property for a few minutes after sending the report, but we’ll come back to do that even if we’re gone.
Billing
We bill transparently based on the services you request—no hidden fees. All pricing is confirmed in writing before we start work, or uses our standard rates.
For scheduled weekly/bi-weekly/monthly services, such as winter checks, trash service, or pool/lawn maintenance, we typically use monthly flat fees for predictability and efficiency. Fees are prorated for partial months and are billed at the start of the month for the following month.
For recurring work such as cleaning, we apply our standard rate we agreed on.
For new, complex, extended, or non-standard requests, we provide a quote/estimate before proceeding.
If a job takes extra time due to unexpected issues (e.g., hidden complications, or anything beyond the agreed scope), we’ll charge the additional time at our hourly rate. We’ll contact you first for approval.
Billing Structure
Services can be billed as follows, using rates mentioned above:
- Monthly flat fees – for routine or scheduled visits, such as winter checks, regular summer lawn care or pool care, or trash service.
- Per-visit flat rate – individual checks, conveniences, or standalone tasks.
- Hourly rate – for time-based work
- Quoted flat fee – for defined project such as cleaning, painting or larger tasks.
- Agreed percentage markup on third-party contractor invoices.
- Reimbursables – actual out-of-pocket costs like materials, shipping, vendor fees. We provide receipts and photos.
How to Pay
Our preferred payment methods are Zelle and cash. They are both available instantly and we pay no fees.

He makes sure the circuit breaker is on, the outdoor furniture stays covered and adjusts the heat based on the temperature so pipes don’t freeze.
