Main Services
Geared toward residential properties and small condo associations, we offer a wide range or property management services in Provincetown and Truro. We handle the day-to-day work that keeps a place in good shape — winter (or year-round) checks and reporting on issues, cleaning, landscaping, and repairs — and we respond to emergencies and coordinate outside professionals when a project needs specialized help.

How It Works
- We start with a free walk-through so we know the property and how to access it.
- We agree on tasks to be done. They can be customized as we go along.
- You select your preferred frequency: weekly, bi-weekly, or monthly.
- We come and do the work on the recurring schedule we agreed on.
- We’ll send you a photo report with notes after each visit if we agreed to do that — or if there’s anything unusual to report.
- When we notice (or you decide) that something extra needs to be done, we handle it when it works best for both of us and send updates along the way.
- You’re welcome to request extra visits or change the tasks whenever it suits you.
Other Services
Besides our main services, there are many smaller tasks we handle when you need them.
We show up when you need someone at the property but don’t need a full cleaning, a major repair, or ongoing work. Whether you can’t be there yourself, a tenant or a guest needs help, or you just need small errands handled — we take care of it.
If your need is a bit bigger or different, let us know. In all likelihood, we’ll handle it too.
Examples
- Visual exterior and interior checks (e.g., signs of damage, leaks, pests, temperature, or basic utilities).
- Showing tenants how to use appliances or systems (e.g., thermostat, locks).
- Assisting guests with minor issues (e.g., resetting breakers, basic guidance, unlocking a bathroom door).
- Restarting devices like Wi-Fi routers or cameras when the property is vacant.
- Shoveling snow from vents, paths, decks, or similar outdoor spaces.
- Escorting inspectors, delivery personnel, or visitors for one-time access.
- Bringing out trash and recycling barrels and returning them the next day.
- Receiving, signing for, and handling packages, mail, or deliveries.
- Restocking fridge, pantry, groceries, or other supplies based on your list.
- Watering plants or feeding your cat while you’re away.
- Any other reasonable tasks.
Assisting Guests
Help with minor issues – replacing something they broke, unlocking a bathroom or front door, showing them how to use a device or a lock.
Trash Service
Place trash and recycling barrels curbside before the collection day and return them the next day.
Visual Checks
A walk-through looking for signs of damage or issues that need attention.
Snow Shoveling
Clearing snow so residents can get in and out, and so vents stay clear.

How It Works
We meet initially, we familiarize ourselves with your property, we learn where the main water shutoff valve is in case of a burst pipe, where the electric panel is in case of power issues, we learn how to access and navigate the property and then we’ll be on call when you need us.
The initial meeting is free as always.
Why It Is Free
Because we haven’t done any work, we just have an understanding that if you text/call/email, we’ll show up and we’ll be familiar with your property to do the task.
You’re only charged for the actual time and work performed—no flat fees, no minimums, no surprises.
