Winter Property Services in Provincetown

We are excited to offer winter property services in Provincetown to help keep your property in good condition through the winter, helping prevent common cold-weather issues.

We will proactively follow the weather, let you know if a cold front, a storm, or any other weather related event is coming our way and suggest steps to prepare.

For example during a very cold week, we might suggest increasing the temperature and leaving the water from faucets dripping as the moving water is more difficult to freeze. If your property allows, we might suggest draining the pipes.

How It Works

  1. You select your preferred frequency: weekly, bi-weekly, or monthly .
  2. We’ll confirm your visit window (e.g., Mondays, mid-week, or your preferred day/time) and aim to stay within it, weather and emergencies permitting.
  3. Each visit includes the tasks we agree on in advance. Most standard tasks are listed below. It can be customized as needed.
  4. You’ll receive a photo report with observations and notes within 24 hours of each visit. You can request adjustments to the scope and reports as needed.
  5. Extra or on-demand visits are the visits you can request anytime.

Weekly

Visit every week – recommended for maximum peace of mind.

We can see the weather forecast for the following week and prepare accordingly every time we visit by adjusting the temperature and the dripping from bathroom/kitchen faucets if needed.

Bi-Weekly

Visit every second week, on the day we agree on.

This option can also offer maximum peace of mind if your have systems to monitor and adjust on your property – cameras, thermostats that can remotely adjust the temperature, smoke alarms that let you know if they go off. 

Monthly

Visit once a month – recommended for properties that have been thoroughly prepared for winter. We take less proactive approach with these properties.

If you ever have a concern about your property at any time (other than when a visit is scheduled), let us know and we’ll go check it out.

On-Demand

We go only when you ask. 

This might be a good option for someone who frequently comes to their property but wants to have somebody here for when they can’t come – or someone who doesn’t anticipate their property needing any care but wants an option to call someone if it does.

Extra Visits

These are the visits that are not scheduled in advance on our weekly/bi-weekly/monthly schedules. 

We pay an extra visit when you ask us to go and do or check on something (e.g. you notice your security camera is disconnected) or when we ask you if you’d like us to go do something (e.g. increase the temperature ahead of very cold weather).

Free Visits

If a visit is sufficiently short, we won’t charge for it. 

For example, we’d usually combine a visit to increase the temperature and turn on the water dripping before the storm and decrease the temp and turn off the dripping after the storm and consider it a single visit. Or, if the power is still out after the storm, we’ll go out the third time after the power comes back to make sure the heating is still working and have all three visits to be billed as one.

We perform standard tasks such as these during scheduled visits. We’ll confirm and customize them via photo reports  as we go along, to fit your property’s specific needs. Not all may apply to your property and we can add any that are not on the list as we agree.

Heating System Checks

  • Visually inspect the furnace/boiler area for obvious issues (leaks, unusual smells).
  • Confirm system runs as intended.
  • Verify the thermostat is set to an agreed temperature.
  • Note any error codes or unusual noises.
  • Check the water heater pilot light (if applicable) and temperature settings.

Electricity Checks

  • Confirm all switches on the electrical board are turned on as intended
  • Check all of the lights turn on
  • Confirm fridge contents haven’t melted. We place a cup of ice in the freezer and if it hasn’t melted, we know there wasn’t a prolonged power outage.

Frozen Pipe Prevention and Leak Checks

  • Visually inspect exposed pipes, drains, water heater, and accessible areas around washer/dryer, fridge, and other appliances for visible signs of leaks, drips, pooling water, or freezing (e.g., water on the floor or unusual moisture).
  • Run all faucets for 1-2 minutes and flush all toilets.
  • Leave sink and bathroom cabinets and room doors open during visits.

Exterior Vent Clearing

  • Clear snow and debris from exterior vents (furnace, dryer, etc.) as needed.

General Property Inspection

  • Visual walk-through of interior and exterior for obvious weather related issues.
  • Check for signs of storm damage, pests, or rodents.
  • Check that exterior furniture/grills are covered or secured.
  • Bring in any visible mail or deliveries left at the door or entryway.

We started using Marko this winter to watch our place while we are down south each year. He has been amazing! He checks everything, inside and out. He makes sure the circuit breaker is on, the outdoor furniture stays covered and adjusts the heat based on the temperature so pipes don’t freeze. He takes pics of inside and out to send to us each time he does a check. When a large tree feel during a storm he found someone to chop it up and remove it, and he got us the lowest price of several people. He is very trustworthy and we are so glad we found him to watch our property!
